Understanding MEES

The UK Government’s Minimum Energy Efficiency Standard (MEES) sets legal requirements for the energy performance of rented commercial properties. These rules are designed to reduce carbon emissions, cut energy waste, and improve the sustainability of the nation’s commercial building stock.

Why it matters

Since April 2023, it has been unlawful to continue letting a commercial property with an Energy Performance Certificate (EPC) rating of F or G. From early 2031, leased commercial buildings above 1,000 square metres total floor area are expected to reach a minimum rating of B. Failure to comply could result in fines, loss of rental income, and devaluation of the asset.

Our role in compliance

We help landlords, investors, and property managers understand their current position and map the most cost-effective path to compliance. From accurate EPC assessments to improvement plans, funding routes, and PAS 2038-compliant delivery, we ensure you meet legal requirements whilst maximising long-term asset value.
